Funds
Can every dollar used at closing be matched to its actual source?
The closing disclosure, settlement ledger, bank records, title-loan proceeds, money orders, and contributor records should reconcile without unexplained substitutions.
Gift representation
Do the gift-fund documents accurately identify the donor, amount, timing, and authorization?
Taylor Truitt's documented contributions are separated from any representation made in Taylor's name so that the two can be compared directly.
Consent and signatures
Did each person authorize the use of their name, funds, and stated relationship?
The collection will distinguish a verified signature or direct communication from a statement attributed to someone by another person.
Recorded file
Do the deed and mortgage agree with the lender and settlement records?
Names, dates, consideration, acknowledgments, occupancy provisions, and attached certifications are compared across the complete transaction file.
Servicing
Can the forbearance, payment reduction, and foreclosure-related communications be reconstructed chronologically?
Servicer notices, account histories, statements, and direct communications are treated as separate records and then reconciled.
